| Property Managers Guide to
selecting Bath Tub Resurfacing, Refinishing or Liners
RESURFACING:
Advantages:
No Odors: No Paint: Will not chip, crack or
peel; Down time 3 hours
Recommended for:
Managers desiring refinishing in operating
hotels; Business and Vacation properties; Managers whose complaint is stained or dingy
tube;
Surfaces not requiring color change; Not
recommended for economy class hotels.
REFINISHING:
Advantages:
Able to handle more severe problems than
resurfacing;
Severity of staining and chipping not a
problem with refinishing;
Effective for shower walls requiring color
change; Acts as a moisture seal on grout lines;
Down time limited to 24 hours; Will hide
out-dated colors on tubs and tile;
Will hide impurities in the surface.
Recommended for:
Properties with severely stained or damaged
tubs; Those desiring color changes;
Properties under renovation such that a
floor or section can be taken out of service
allowing for odor control; Walls needing
color change.
LINERS:
Advantages:
Longer expected life than refinishing; High
gloss; Down time 24 hours;
Eliminates stained non-slip bottom put in by
manufacturer.
Recommended for:
Managers desiring a longer term solution
than refinishing.
UNIVERSAL COMMENTS:
All three systems share the following
Advantages:
Inexpensive alternative to costly
replacement; Property will have clean and shiny tubs;
Down time is much less than replacement.
Manager often feel the solution is to install
new units. The problem they do not see is the $70 to $100 tub they plan on putting in is
not near the quality of the tubs they are probably replacing. The gauge of metal is very
likely thinner, the baked enamel finish is likely thinner and the non-slip treatment is
going to create new headaches for them.
