Introduction


1.3 The Building Team

1.3.1 A satisfactory roof results from the cooperation of all members of the building team and an understanding of their responsibilities to each other and to the owner. These responsibilities are as follows:

1.3.2 JM as a Supplier of Materials Shall: Provide quality materials which, when applied in accordance with published specifications, will perform as warranted or guaranteed, when a guarantee is requested and issued.

1.3.3 The Architect and Engineer Shall:

A.

Specify materials and their handling and application in sufficient detail for the roofing contractor to construct the roof.

B.

Specify materials and procedures which are adequate for the intended use.

C.

Understand the systems concept in roofing construction and the interrelationship of the various components.

D.

Ensure that the newly designed or existing structure is adequate to support the roofing system specified.

E.

Specify necessary protection against abuse and misuse of the roof during and after construction.

F.

Determine whether a vapor retarder and/or roof insulation is needed, to prevent condensation within the roofing system.

G.

Specify the manner of attaching roof membrane and/or insulation as required to resist anticipated wind loads.

H.

Design the structure and/or roof system so as to provide proper drainage.

I.

Specify the conditions under which material may be installed, i.e., moisture, temperature, etc.

J.

Accept the deck as being satisfactory for roofing.

1.3.4 The Roofing Contractor Shall:

A.

Properly store the materials to be used in the roofing system to protect them from damage due to abuse and/or weather.

B.

Properly handle the materials to be used in the roofing system, at all times, paying particular attention to all health and safety precautions identified.

C.

Apply all materials strictly in accordance with the architect’s and manufacturer’s specifications, following good roofing practices and utilizing trained personnel.

D.

Inspect work in progress and at completion, to determine compliance with specifications and good roofing practices.

E.

Ensure that Material Safety Data Sheets have been provided for each product and that each employee has been trained according to the OSHA Hazard Communication Standard.

1.3.5 The General Contractor Shall:

A.

Determine that the deck is applied according to the architect’s specifications and the deck manufacturer’s recommendations, so as to provide a satisfactory roofing system substrate.

B.

Require the roofing contractor to apply roofing only in weather which will assure satisfactory working conditions and proper performance of the completed roofing system.

C.

Protect all completed roofing from abuse by workers of other trades.

D.

Coordinate the construction schedule to permit the roofing contractor to complete his work with proper site conditions and without phase construction of the roofing assembly.

1.3.6 The Owner Shall:

A.

Regularly inspect and maintain the roof after construction.

B.

Prevent abuse or misuse of the roof after construction.

C.

If applicable, promptly report any leaks covered by the Roof Guarantee.

1.3.7 All Parties Involved Shall:

A.

Resolve any inconsistencies between the architect’s specifications and the material manufacturer’s recommendations prior to permitting the application of any material.

B.

Hold a pre-roofing conference before the roofing work begins, so that all parties who are involved in the roofing construction, or who may work over or through the roofing system, understand their obligations.

1.4 The Pre-Roofing Conference

1.4.1 Potential roofing problems are best discussed prior to application. The pre-roofing conference should be attended by the owner or their representative, the architect, the general contractor, the roofing contractor, the JM representative (if a JM Roof Guarantee is required) and a representative of the mechanical, plumbing and roof deck contractors.

1.4.2 The following items are some of the major points that should be discussed and finalized at the meeting. Because each project is unique, these points are offered as guidelines only.

1.4.3 Review in detail the architect’s specifications, roof plans and all roof and flashing details. If a manufacturer’s specification is specified, it should be reviewed, and any deviation or difference from the architect’s specification should be resolved. If Factory Mutual or Underwriters Laboratories requirements are part of the specification, review and understand these requirements, and resolve any conflicts between the FM or UL specifications and the architect’s and/or manufacturer’s specifications.

1.4.4 Review the plans for roof slope, deck type, drainage, membrane attachment, expansion joints, flashing details, etc. Resolve any conflicts between the specifications and what is considered good roofing practice.

1.4.5 Review the proposed roofing system and the recommended work practices for its installation.
