Building Management Systems

Building Control

Tracer Summit Building Control Units (BCUs), Tracer 100 series building management panels, and Tracker all monitor and coordinate control of Trane HVAC equipment, non-Trane HVAC equipment, and related building systems.

A single Integrated Comfort system is created by linking multiple building level control panels via a communications network.

Tracer Summit Building Control Unit

The Tracer Summit BCU is an intelligent field panel that communicates with multiple Trane Unit Control Modules (UCMs). BCUs can be configured with up to three UCM communication links.

ICS Capability

The BCU performs a regular communication scan on all UCMS to update information and coordinate control of the building or of building subsystems such as chiller plants. Multiple BCUs and PC Workstations can be connected via the ARCNET LAN. PC Workstations may also connect remotely through modems.

The Tracer Summit BCU can be used to provide a connection to Trane UCMS for a BACnet standard protocol interface. This connection may be over RS-232 or the ARCNET LAN.

Software Capabilities

Application Programs

The BCU enables the following building management functions.

  • Time of day scheduling
  • Area control
  • VAV air system control
  • Custom programming language
  • Reports and logs
  • Security
  • Chiller plant control

BACnet Standard Protocol Compatibility

Tracer Summit system communication is based on ASHRAE/ANSI BACnet Standard 135-1995 which standardizes communication between the PC Workstation, BCU, and other BACnet-compatible devices. This enables interoperation with non-Trane building management systems and subsystems.

Alarm Processing

Tracer Summit software receives alarms from the BCUs. Alarms are prioritized into 20 operator-definable levels, and can be routed to any workstation and printer in the system either on or offsite.

Hardware Description

Communication Links

The BCU has three slots for UCM communication links. These links allow the BCU to communicate with the following UCMs:

  • CenTraVac Unit control panels (version 1)
  • CenTraVac, Absorption, and Helical Rotary Unit control panels (version 2)
  • VariTrane VAV I
  • VariTrane VAV II and III
  • Programmable Control Modules (PCM)
  • Voyager Rooftop Units
  • IntelliPak Rooftop Units (IPAK)
  • Universal Programmable Control Modules (UPCM)
  • Thermostat Control Modules (TCM)
  • Air- and Water-cooled Series R Chillers (RTAA/RTWA)
  • Terminal Unit Controllers (TUC)
  • Tracer 1000 Tracer Remote Stations (TRS)
  • Air- and Water-cooled Scroll Chillers (CGAD, CGWD)
  • Commercial Self Contained Units (SWUD)
